This series of posts is specifically about building a house and the different decisions and things that go into building a house. This first article is about choosing house plans and finding a contractor to make your dream home come true! My husband and I are currently building a house and I wanted to help others out there who are going through the same or are thinking about it.

One of the first steps of building a house is picking house plans and finding a contractor to build it. Pinterest is a great starting point for looking at different house plans, and in particular, you can follow my board: Building a House Board on Pinterest for some great ideas!

Not only that, you can check out some websites that are all about house plans. It can be overwhelming, but try to narrow the searches down to what you absolutely can’t live without and go from there (number of bedrooms/bathrooms, size of garage, basement, 1-story/2-story, etc.) Here are a few of the websites my husband and I looked at to narrow down our house plans. We did end up having our builder create a custom house plan after showing him certain things we liked about a few of the plans we loved.

Before you buy a house plan, it’s important to find a contractor and talk with them first as they probably already have a house plan you like. (Trust me, saving money now is a good idea for all the later extras that you are going to inevitably add).

There are so many things that go into building a house, and not everyone has the time/patience/skill for building a house by themselves (if you do, props to you). This is where finding a contractor comes into place to do the work for you, at your expense.

How it works?

Most builders will factor a price into the overall cost of a home to ensure they are getting paid too. The amount they get paid varies among each home builder. One thing that will change how much they are going to charge you for is if you are going to get the construction loan from the bank or if the builder has to. It is cheaper on your part to have the construction loan from the bank because it’s less risk on the builder’s part.

Where to find one?

If you know anyone who has built a home, ask their opinion. Word of mouth is a great way to find a contractor. Another way is to use Google. This can be done by googling “contractors who build homes” and it should populate a list of contractors in your area. From there, you can contact them directly.

Another way to find builders is to walk through model homes. Model homes are homes all-ready built that are open to the public (during certain times) to allow people to walk-through and see specific homes that builders have built. They can also give you some ideas about what you might want in your home, so I definitely recommend going through at least a few!
